Cal-Nev-Ari · US-95 Corridor · Clark County, NV 89039
Cal-Nev-Ari has 144 residents and a highway running through the middle of it. The businesses that win here sell to the people driving US-95 between Las Vegas, Searchlight and the Laughlin turnoff, and to the pilots, campers and boaters who stop on the way. Eclipse Marketing builds the pages, Google Business Profile and reviews that put you in front of them, and founder Michael Vale runs every account himself.

The short answer
Cal-Nev-Ari accounts run from the same team as our Las Vegas SEO agency, on a plan built for a town whose customers mostly do not live in it. The keyword set starts with what travelers on US-95 type, not what a Henderson homeowner types, and the Business Profile work is set up for people searching from a car 20 miles away. The 5 terms below apply to every engagement.

US-95 is the main road from Las Vegas to Laughlin, and to Needles and Interstate 40 beyond, and both routes run straight through Cal-Nev-Ari. A business here lives on the drivers, haulers and RV owners using that road, which means your search plan has to reach people before they get to town, not after.
Where most corridor trips start, and where a phone search for fuel, food or a tow first gets typed.
US-95 leaves the interstate and turns south toward the desert. Traffic thins and every stop ahead matters more.
445 residents, a gold-mining town founded in 1897, the junction for SR-164 west to Nipton, and Cottonwood Cove Road east to Lake Mohave.
144 residents, an airstrip, the market, motel, RV and mobile home parks, and a mile of US-95 frontage.
Laughlin traffic splits east toward the Colorado River. US-95 continues south to California.
That is roughly 26 passing vehicles for every resident, every day. For a Cal-Nev-Ari business, the searcher is far more likely to be driving through than living here.
144 plus 445 at the 2020 census. Small enough that a single strong listing can hold a category for years.
The park includes Lake Mohave and the Cottonwood Cove marina, 25 miles away. Boaters and campers heading there search for supplies, repairs and a place to stay on the way.

Know the buyer
The resident side of this market is small and getting smaller, which is exactly why the businesses that serve it pick their customers carefully. Each bar compares Cal-Nev-Ari with Nevada as a whole. Full figures are on the Census Bureau profile for Cal-Nev-Ari CDP.
Out of 144 at the 2020 census. This side of the market calls more than it fills in forms, reads before it buys, and trusts how long you have been on the road. Tap-to-call and visible hours beat a clever booking widget.
The ZIP covers far more ground than the town, about 4 people per square mile. Service businesses here drive long distances, so search results need to show where you go, not only where you are.
46 of 221 units in the latest Census estimate. Seasonal owners, rentals and properties for sale all create demand for caretaking, repair and real estate services searched from out of town.

Nevada figures: Census Bureau QuickFacts, except median age (American Community Survey 2024 via Census Reporter). The ZIP covers more ground than the CDP, and the releases differ, so read the gaps as direction and scale rather than exact differences.
1965 to 2026
Cal-Nev-Ari was planned for pilots. 2 of them, Nancy and Everette “Slim” Kidwell, spotted an abandoned airstrip from the air, took 640 acres of federal land, and named the town after the 3 states that meet nearby. Pilot homeowners still taxi from their driveways to the runway. Each milestone below changed who searches here.
Nancy and Slim Kidwell acquire a 640-acre section from the federal government and sell half-acre and 1-acre lots to pilots.
After Slim dies, the landing strip is renamed in his honor. It still carries FAA identifier 1L4.
Nancy Kidwell puts her holdings up for $17 million, including the casino, store, motel and parks.
The second listing draws national coverage from NPR, CBS News and CNN, and a long list of would-be buyers.
Universal Green Technology buys about 550 acres: the airstrip, motel, RV park, mobile home park, store, casino and restaurant.
Avi Kwa Ame National Monument is designated on March 21, leaving Cal-Nev-Ari in a 1.5-mile exclusion zone along US-95.
FAA data effective October 1, 2026 lists Kidwell Airport as a public-use field with a 4,140-foot sand runway, 16/34.
Fly-in visitors and pilot owners search for fuel, hangar space, aircraft repair, rides into town and somewhere to eat. Each of those is a search a corridor business can rank for.
The monument limits new development around town, so the number of local competitors stays small while hikers, campers and off-road visitors keep arriving.
When a town’s core sells, directory listings, phone numbers and hours drift out of date. A clean, current listing stands out fast against that.

Where searches start
Little search demand starts inside the town limits. It starts on the highway, at the lake, on the runway and out in the monument, and each of these 6 places sends a different customer, so each one gets its own page plan.
A mile of highway frontage through Cal-Nev-Ari, the stretch where drivers decide whether to stop. Fuel, food, rest and a place to park a rig are the searches that matter here.
The 4,140-foot sand runway the town was built around, public-use and privately owned, with homes and hangars lining the dirt taxiways.
The corridor’s other town: 445 residents, the 1897 gold camp, the birthplace of Senator Harry Reid, and the junction for SR-164 west to Nipton and the road east to the lake.
The marina at the end of the 13.5-mile road east from Searchlight, inside Lake Mead National Recreation Area, which logged 6,135,586 recreation visits in 2025.
506,814 acres co-managed by the BLM and the National Park Service, with Joshua tree forests, Spirit Mountain itself, and the Christmas Tree Pass road east from US-95 toward the Grapevine Canyon petroglyphs.

Drivers on US-95 often search before they reach town: a passenger looks up fuel, food or a tire shop while the car is still north of Searchlight or south of the Laughlin junction. Google weighs distance in the map results, so a listing with a clear service area, pages that name the corridor and the mile markers you cover, and reviews from travelers is what puts you on that screen in time for the driver to plan the stop.
What we do
Every plan starts with an audit of your website, your Google Business Profile and the competitors ranking for corridor searches today, whether they sit in Searchlight, Laughlin or Las Vegas. From there we run the 6 services below in the order your audit calls for.
Categories, services, photos, posts and review requests, with a service area set along the corridor instead of a pin that only wins its own block.
In every planKeyword research, technical fixes, service pages and local links aimed at the US-95 searches that turn into revenue, with rankings checked from points along the highway.
See our SEO servicesAnswer-first copy, schema that matches the page and consistent listings: the inputs Google AI Overviews, ChatGPT and Perplexity draw on when they name a business on this road.
How AI answers chooseSearch campaigns geo-targeted to the corridor and the Las Vegas and Laughlin drive-time rings, for the terms SEO has not reached yet, with call tracking on every ad.
Fast, mobile-first sites that load on a weak desert signal, with tap-to-call, hours and directions from US-95 above the fold.
A done-with-you roadmap covering SEO, paid ads and conversion fixes, for owners who want direction and a budget split before they spend.
All our digital marketing servicesAI search
Google’s guide to AI features says there are no extra requirements to appear in AI Overviews or AI Mode: a page has to be indexed and eligible for a snippet, and its structured data should match the visible text. ChatGPT, Gemini and Perplexity run their own systems and none of them sell placement. On a corridor this quiet there are few sources for any of them to read, so a single correct page carries more weight here than it ever could in Las Vegas.
Where can I get a tire fixed between Searchlight and Laughlin?
Illustration only. AI tools choose and word their answers on their own.
A supporting link has to be indexed and eligible for a snippet. We fix whatever blocks that before anything else.
Each page answers a corridor question at the top, in HTML text that search engines and AI tools read without running scripts.
Structured data for your business, services, hours and FAQs, checked against the visible copy, as Google’s guide asks.
The same details everywhere, so no tool sees an old owner’s listing next to yours after the 2021 sale changed so much of the town.
Customers who mention US-95, Searchlight or the airport give AI tools local proof to cite. We write the request that gets those words into the review.
Google Maps
Google’s help page on local ranking names relevance, distance and prominence, and says there is no way to request or pay for a better local ranking. Distance works differently out here: a driver near Searchlight and one at the Laughlin junction are about 20 miles apart and can see different results for the same words, and in a town this small you are often the only listing for miles in either direction.
How well your profile matches the search.
What we do: match categories and services to your pages, and use Cal-Nev-Ari, Searchlight, US-95, Kidwell Airport and Avi Kwa Ame in posts, services and Q&A.
How far you are from the person searching.
What we do: set a service area that follows the corridor and win organic results with corridor pages, where distance counts for less than it does in the map.
How well known your business is, from reviews, links and mentions.
What we do: send review requests to every traveler and local you serve, and earn links from Searchlight and Laughlin groups, events and regional news.

Our process
This is the route every corridor client follows with us, and what you should see at each step.
We pull up live results for your services along US-95 and check whether your industry is still open.
Technical fixes, Business Profile cleanup and a citation audit that clears out old owners’ listings and wrong numbers.
Service pages for Cal-Nev-Ari and Searchlight, pages for travelers on US-95, and a review request system.
Local links, sponsorships and regional mentions. Moderate terms usually move in this window.
A Top 3 Google ranking on the competitive phrases agreed at the start, or the work costs you nothing.

Founder-led
Eclipse Marketing is owner-operated. Michael Vale sets the strategy for every client and reviews the numbers himself, so the person who sold you the plan is the person running it. A market this small punishes templates, and an account handed to a junior who has never looked at US-95 stops working inside a quarter.

Ask Mike directly. Most corridor questions get a straight answer in under 10 minutes, and the call is free whether or not we work together.
No agency has an office in a town of 144 people, and we will not invent one. Eclipse Marketing serves Cal-Nev-Ari from its Las Vegas office at 7885 W Flamingo Rd, Building #7, about 75 miles north on US-95. Your listing is the one that needs a Cal-Nev-Ari address, and making it accurate and complete is a large part of the work.
Most engagements run as a monthly retainer, and the figure depends on how competitive your category is along the corridor and how much repair your site and listings need. We quote after the free audit call, not before, because a number given without looking at your competitors is a guess. There is no setup fee and no long lock-in after the initial term.
Expect early movement in the Maps 3-pack within 2 to 3 months, because profile and citation fixes land fast in a market with this few competitors. Moderate organic terms usually move in 3 to 6 months, and the most competitive phrases, the ones that overlap with Laughlin or Las Vegas, can take up to 12. Our guarantee covers the full 12 months.
For a business that only sells to residents, it may be. For most businesses here, the customers are on the road: about 3,800 vehicles a day pass the south edge of town on US-95, and drivers heading to Laughlin, Cottonwood Cove and Avi Kwa Ame National Monument search before they arrive. You compete for that traffic against the listings on a 20-mile stretch of road, not the hundreds you would face in Las Vegas.
The address on your Google Business Profile, Apple Maps and every directory should match what USPS prints on your mail, character for character, with ZIP 89039 if that is your ZIP. Never use a Las Vegas address you do not operate from to look bigger. Searchlight, US-95 and the other places you serve belong in your service area, your page copy and your schema, not in the address or business name field.
Searchlight, yes: it sits 11 miles north and shares the same customers, so it is part of every Cal-Nev-Ari plan. Laughlin is under 30 miles south and a much bigger market. We can build pages and a service area that reach Laughlin-bound drivers, but ranking in the Laughlin map pack depends on distance, so we set expectations on the first call based on what you sell.
No. We take 1 client per industry across Cal-Nev-Ari and Searchlight and write it into the agreement. In a market this size, running 2 businesses in the same category would mean competing against our own work. Whoever signs first holds the category.
We agree a set of competitive phrases with you at the start, in writing, before any work begins. If those phrases are not in the top 3 of Google results within 12 months, you pay nothing. The phrases have to be real commercial terms people search on this corridor, and the guarantee assumes you give us access to the site and the Business Profile and answer the leads we send you.
Last call
1 business per industry holds this corridor. The traffic is already on the road, few businesses here have a page built to catch it, and the first operator in each category to fix that keeps the advantage for years. 30 minutes tells you whether yours is still open.
