The short answer
Overton campaigns run from the same office and team as our Las Vegas SEO agency, but the plan is built on Moapa Valley competitors, not Strip-adjacent ones. In a town of roughly 3,900 people with about 155 businesses, the job is not chasing volume. It is owning every search that exists. The 5 terms below apply to every engagement.

This trips up more listings here than anything else. Overton is a community inside the unincorporated town of Moapa Valley. Residents of Overton and Logandale voted to merge in 1980, and the Clark County Commission made it official on February 13, 1981. So Overton is a real postal address and a real place name that nobody local would question, but it is not the legal town, and the county records it as outlying northeast Clark County inside the Las Vegas metro. Get the layering right and you own searches for Overton, Moapa Valley and Logandale at once. Get it wrong and Google files you under Las Vegas with 2.3 million other people.
Area codes 702 and 725, the same as Las Vegas.
Seat is Las Vegas. Business licensing and permits run through the county, not a city hall.
Created February 13, 1981 from Overton and Logandale. Governed by a town advisory board under the County Commission.
The valley’s commercial core since the 1880s, and the name on your mail.
Business name, street address exactly as USPS has it, then Overton, NV 89040. Service area: Overton, Logandale, Moapa, Moapa Valley.
Your Google Business Profile, Apple Maps and every directory read Overton, NV 89040 exactly as it appears on your mail. Businesses that list a Las Vegas address to look bigger lose the Overton map results they would otherwise own outright, and a name stuffed with keywords breaks Google’s guidelines and can get a profile suspended.
Half the valley searches Overton, half searches Moapa Valley, and plenty search Logandale. Naming all 3 in your headings and opening paragraphs, alongside Moapa Valley Blvd and NV-169, is how you catch the whole market instead of a third of it.
Overton to Moapa is 17 miles along one road. A radius setting either strands Moapa or leaks your budget toward North Las Vegas. Listing the 3 ZIPs explicitly in your service area, in schema and on the profile, matches how people here actually travel.
Know the market before you spend
Most agencies quote Las Vegas metro figures and let you assume they apply here. They do not. These are the real numbers for Overton and the Moapa Valley, and 2 of them should change how you budget.

0.17% of Clark CountyEvery business in the ZIP, across every category. That is your entire competitive field, not a sample of it.
Countable by handMeasured from Moapa Valley Blvd. It drops to $68,318 within 1 mile of the main street.
Above the Nevada medianThe 5-mile ring is forecast to go from 4,305 people to 4,227. Overton is not a growth market.
Clark County is still growingValley of Fire State Park sits 16 miles south of town and now draws roughly a million visitors a year, up from about 450,000 in 2011 and 750,000 in 2021. A $30 million visitor center opened on November 10, 2025. Those people need fuel, food, lodging, tyres and tow trucks, and Overton is the closest town.
The Clark County Fair & Rodeo in Logandale drew 102,721 attendees in 2025, roughly 13% of them from outside Clark County. For 5 days each April the valley’s effective population multiplies. Vendors, caterers, rentals and lodging that rank by March capture it.
Overton Power District No. 5, headquartered at 615 N Moapa Valley Blvd, is a non-profit public power district created by Nevada in 1935 to carry Hoover Dam power to northeast Clark County. It serves Overton, Logandale, Moapa, Glendale, Bunkerville and Mesquite. Rank for Overton and the same pages reach that whole corridor.

Where searches start
Moapa Valley Blvd is the valley’s main street, its highway and its address line all at once. Nearly every search that turns into money here starts at one of these 6 points on it. Each one pulls different intent, so each one gets its own page plan.
Overton and Logandale turnoff
The valley’s front door. Everything arriving from Las Vegas, Mesquite or Salt Lake comes off the interstate here, then runs 13 miles southeast on Moapa Valley Blvd. Drivers make their search decision in the 2 minutes before this exit.

Five miles northwest of Overton. The fairgrounds host the Clark County Fair & Rodeo every April, a PRCA and WPRA event that drew 102,721 people in 2025 and runs April 8 to 12 in 2026. Outside fair week it is the valley’s event and livestock venue.
Who searchesEvent vendors, caterers, equipment rental and portable services; attendees searching food, parking and lodging; residents searching trailer, feed and livestock suppliers
North and South Moapa Valley Blvd
Overton has been the commercial core of the lower Moapa Valley since the 1880s, when it held the only store in the valley. Today that is a strip of roughly 155 businesses along one boulevard, which means your Google Business Profile is competing against a field you could count on your fingers.
Who searchesResidents searching services by name and by street; anyone searching near me from a phone on the boulevard; suppliers and contractors checking who is open

A non-profit public power district the State of Nevada created in 1935 to deliver Hoover Dam hydropower to rural northeast Clark County. It is one of Overton’s largest employers and its service territory covers the entire valley plus Mesquite, Bunkerville, Valley of Fire and parts of the Lake Mead recreation area. There is no natural gas service out here, so propane fills the gap.

Nevada’s oldest state park, nearly 46,000 acres of red Aztec sandstone, with a $30 million visitor center opened in November 2025 and roughly a million visitors a year. Overton is the settlement closest to it. South of the park, NV-169 runs to Lake Mead, Overton Beach and the exposed ruins of St. Thomas, the town Lake Mead swallowed in 1938.

Layer by layer
Overton has been the valley’s business centre for roughly 140 years, and 3 separate times an outside force reshaped who lives and spends here. Each layer below still shows up in what people search for today.
Ancestral Puebloan people build stone and adobe village complexes along the Muddy River, a settlement network later named Pueblo Grande de Nevada. The Southern Paiute, the Nuwuvi, arrive around 100 AD and remain in the region today. This is why Overton has a state museum and why film crews and tour operators search here.
Pioneers from the Church of Jesus Christ of Latter-day Saints, led by Helaman Pratt, settle Overton. A regular branch follows in 1883. The valley farms alfalfa and cotton on Muddy River water, and that agricultural character has shaped land use here ever since.
Overton holds the only store in the lower Moapa Valley, and people from every surrounding settlement come here to buy supplies. That is the origin of the business district on Moapa Valley Blvd and the reason Overton, not Logandale, is still where the valley shops.
The State of Nevada creates Overton Power District No. 5 to carry Hoover Dam hydropower to rural northeast Clark County. The same year, the Civilian Conservation Corps completes the museum that becomes Lost City, and Valley of Fire receives its official state park designation. Overton’s power, its tourism and its civic identity all date to this moment.
Lake Mead fills behind Boulder Dam and submerges the town of St. Thomas. Most of its residents relocate to Overton, which becomes the undisputed core of the lower valley. The ruins are now exposed again and draw hikers down NV-169.
Residents of both communities approve a merger by referendum, and the Clark County Commission affirms it on February 13, 1981, legally creating the town of Moapa Valley. Overton keeps its name, its ZIP and its identity, but every piece of local government paperwork now says Moapa Valley.
The Reid Gardner power plant in Moapa shuts down and takes well-paid jobs with it. Moapa Valley’s census count falls from 6,924 in 2010 to 6,289 in 2020. Housing construction stays thin, and the valley’s economy leans harder on visitors and on the utility corridor.
Valley of Fire opens a $30 million visitor center on November 10, 2025, built for roughly a million annual visitors after outgrowing a 1967 building designed for under 200,000. In 2026 HomeToGo’s State Park Index ranks it the number 2 state park in the country and the only Nevada park on a 150-park list. Resident numbers are projected to edge down through 2030. Visitor numbers are not. Any Overton business plan for the next 5 years has to account for that split.
A million people a year pass within 16 miles of Overton and almost none of them know what the town offers. Pages written for visitors, not just residents, pick up demand your competitors are not even targeting.
Overton, Logandale, Moapa, Glendale, Bunkerville and Mesquite share a power district, a highway and a labour market. Rank properly in Overton and the same content reaches all 6 without a separate budget.
Thirteen miles off the interstate is enough that Las Vegas firms will not drive it and Las Vegas ad campaigns do not target it. Local operators who rank here keep the valley.

Roughly a million people a year drive NV-169 to Valley of Fire, and most Overton businesses write their websites entirely for the 3,871 residents. Pages that answer visitor questions, how far the park is, what is open after 6pm, where to fill a tank before the drive, where to get towed from a park road, pick up search volume that dwarfs the local market and that no competitor is currently claiming. This is the single biggest unworked opportunity in the valley.
What we do
Every plan starts with an audit of your website, your Google Business Profile and the Moapa Valley competitors ahead of you. From there we run the 6 services below in whatever order your audit calls for.
Maps 3-pack work for every Overton client, included in every plan. In a town with 155 businesses the map is not one channel among many, it is the channel.
Keyword research, technical fixes, service pages and links aimed at the Overton searches that turn into revenue, with rankings tracked by ZIP rather than by metro.
See our Las Vegas SEO servicesAnswer-first copy, schema that matches your pages and consistent listings: the inputs Google AI Overviews, ChatGPT and Perplexity draw on when they name a local business. In a market this small there are few sources to choose from, so one well-built page carries real weight.
How AI answers chooseSearch campaigns geo-targeted to Overton, Logandale and the NV-169 corridor rather than inherited from a Las Vegas account that burns budget on Henderson clicks.
Fast, mobile-first WordPress and Shopify sites built to turn Overton visitors into calls, with tap-to-call, hours and service area above the fold. Rural cell coverage is uneven out here, so page weight matters more than it does in the city.
A done-with-you roadmap covering SEO, paid ads and conversion fixes, for owners who want direction before they spend.
All our digital marketing servicesAI search
Google’s guide to AI features says there are no extra requirements to appear in AI Overviews or AI Mode. A page has to be indexed and eligible for a snippet, its structured data should match the visible text, and its Business Profile should be current. ChatGPT, Gemini and Perplexity run their own systems and none of them sell placement. Overton is the clearest case we work in: when an AI tool looks for a source about a town of 3,871 people, there are almost no pages to choose from. Publish the good one and you are the answer.
1The question
A visitor on a park road asks Google, ChatGPT or Perplexity. The tool runs its own searches before it answers.
2What the AI checks
3The answer
Illustration only. AI tools choose and word their answers on their own.
A supporting link has to be indexed and eligible for a snippet. We fix whatever blocks that before anything else.
Each page answers an Overton question at the top, in HTML text that search engines and AI tools read without running scripts.
Structured data for your business, services and FAQs, checked against the visible copy, as Google’s guide asks.
The same details everywhere, so no tool sees 2 businesses where there is 1, and no old Las Vegas listing contradicts your Overton one.
Customers who mention Overton, Logandale, Moapa Valley Blvd or Valley of Fire give AI tools local proof to cite. We write the request that gets those words into the review.
Google Maps
Google’s help page on local ranking names relevance, distance and prominence, and states there is no way to request or pay for a better local ranking. Distance behaves differently here than in a city. The valley is a line, not a grid: a searcher in Moapa and one in Overton sit 17 miles apart on the same road, and a service-area setup usually beats a storefront pin.
How well your profile matches the search.
What we do: match categories and services to your pages, and use Overton, Moapa Valley, Logandale and Moapa Valley Blvd in posts, services and Q&A.
How far you are from the person searching.
What we do: set a service area covering the full NV-169 corridor rather than a pin that only wins its own block, and win organic results with Overton pages, where distance counts for less than it does in the map.
How well known your business is, from reviews, links and mentions.
What we do: send review requests to your valley customers and earn links from local sponsorships, the chamber, school and fair programmes, and community events. In a small town these links are easier to get and count for more.
Our process
This is the route every Overton client follows with us, and what you should see at each step.
We pull up live results for your services across Overton, Logandale and Moapa, and check whether your industry is still open in the valley.
Technical fixes, Business Profile cleanup and a citation audit that settles the Overton and Moapa Valley naming split and strips any stale Las Vegas address from your listings.
Service pages, an Overton area page and the visitor-intent pages nobody else in the valley has written, each answering one question properly.
Local sponsorships, chamber and community links, and a review request that goes out after every job. This is where Maps positions move.
Monthly reporting on calls and booked jobs, not vanity traffic. If you are not Top 3 on the agreed competitive phrases at 12 months, you pay nothing.
Who you actually work with
Small-town accounts are usually where agencies put their newest hire. We do the opposite. Overton work runs through me directly, because a market this specific is impossible to serve from a template.

Straight answers
It depends entirely on your average job value, and we will tell you on the free call. If a single job is worth $500 or more, yes, because the cost of ranking here is a fraction of Las Vegas and the competitive field is around 155 businesses in total. If your average sale is $40 and nobody comes back, the maths does not work and we will say so. The honest framing is this: Overton SEO is not a volume play, it is a low-cost hold on a small, durable market, plus access to the roughly 1 million visitors driving NV-169 every year.
Your address should say exactly what USPS has, which for a business in Overton is Overton, NV 89040. Moapa Valley is the legal town name created in 1981 when Overton and Logandale merged, and plenty of people search it, so it belongs in your page copy, your service area and your schema, but not in your address line. Using both correctly, in the right places, is how you cover the whole valley without confusing Google about where you actually are.
Map movement often shows inside 60 to 90 days here, faster than in Las Vegas, because the competitive field is small and most local profiles are incomplete. Organic rankings for the phrases that matter usually land between months 4 and 8. Our guarantee is Top 3 within 12 months on agreed competitive phrases, or you pay nothing. Anyone promising page one in 30 days is either targeting a phrase nobody searches or not telling you the truth.
The work itself is remote, which keeps your cost down, and the first call is a 30-minute video or phone call. For photography, site visits and anything that genuinely needs a person on the ground, yes, we drive out. It is 65 miles from the office: I-15 north to Exit 93, then 13 miles on Moapa Valley Blvd. We do not add a trip charge for the drive.
That is usually the most valuable half of an Overton plan, and almost nobody in the valley is doing it. Valley of Fire draws roughly a million visitors a year and opened a $30 million visitor center in November 2025, yet most Overton business websites are written only for the 3,871 residents. Visitor-intent pages answer a different set of questions, how far the park is, what is open late, where to fuel up, what happens if you break down on a park road, and they pick up search volume the local market cannot match. The park’s official page is a useful starting point for what visitors are planning around.
Yes. Overton, Logandale 89021 and Moapa 89025 share a highway, a school district, a power district and a labour market, so we treat them as one corridor and one campaign. Mesquite is 50 miles further up I-15 and is its own market with its own competitors, so it gets a separate plan rather than being bolted onto an Overton one. Our exclusivity rule covers Moapa Valley as a unit: if we work with a roofer in Overton, we do not take one in Logandale.
We quote after the audit, because a 4-page site with a clean profile and a 60-page site with duplicate listings are not the same job. Rural Nevada accounts generally sit at the lower end of our range, since there is less competition to outspend. What you get is a fixed monthly figure with no setup fee, no long lock-in, and the Top 3 in 12 months guarantee attached in writing. Ask for the number on the call and you will get it.
Then we turn you down for that industry in Moapa Valley and tell you straight away rather than taking your call and wasting it. One client per industry per market is a rule we keep because the alternative is competing against ourselves. With roughly 155 businesses in the ZIP, most categories here still have the seat open, but the ones that matter do get taken.
Overton, NV 89040
There are roughly 155 businesses in Overton and a million people a year driving past them. The first business in each industry to build this properly keeps it, because there is not enough competition here to dislodge a page that is actually good. Thirty minutes on a call tells you whether that is you.
